Beware Of The Social Media Expert

Real Estate is a contact sport, which means the more people you contact the more people you will likely do business with.   It’s a game of numbers. Social media has become a logical and effective way to reach large numbers of people.

Social Media tools like Facebook, Twitter, Blogs, YouTube, etc… are a fantastic resource for any business and especially beneficial to Realtors.  Some of the benefits for your real estate business include

  • Cost
  • Improve and enhance search engine optimization
  • Social Media campaigns can compliment traditional marketing efforts
  • Brand building
  • Position you as the expert on a particular topic or geographic area
  • Generates leads

Like many REALTORS, you may be feeling the pressure to “keep up” with social media trends, techniques and products. Seems like every time I turn around, Facebook has made a change here or a change there. Just in recent weeks, Facebook has added instant personalization (Yelp, NY Times, Pandora) to name a few- and of course changed fan pages or business pages to [for lack of a better term}-"like pages". With all the demand and pressure that Realtors no doubt feel to always be relevant, and stay ahead of their competition, it's not surprising that companies have sprung up, literally over night to "guide" you or train you or in some cases even manage your social media efforts. Many of them will call themselves "social media experts".

It's the "expert" part that scares me.  How can you be an expert on a subject that is relatively new and is constantly evolving? These "experts" offer to provide set-up, training or manage your social media efforts for a fee. I was curious what goes into being a social media expert, I was disappointed to discover that it is exactly what I thought it was.  No training, certification, course completion, you name it, there is none of it. It's because of this that I always suggest you be careful who you are hiring to build or manage your online presence through social media. I have discovered some companies charging ridiculous fees for custom facebook fan pages, blogs and management. Facebook Fan Pages that traditionally cost under $500 are being offered to Realtors for $1500-$3000.

I have learned over the years that to be an expert in anything, you really only need to know a little more than the person you are talking to. If you don't know how to assign a username to your personal facebook profile, change your privacy settings to turn off personalized search or drive people to your website/blog and I do, I can easily appear to be an expert-I will be the 1st one to tell you-I'm not. Why-Because I continue to learn from what others are doing and most importantly-their mistakes. Same thing with some of the companies that are marketing to you or being called "social media experts".  I had one company referred to me.   I was told they were "social media experts", so I called them. I played dumb about social media, and asked some pointed questions about facebook, facebook fan pages and training they are providing to Realtors. It was after I corrected a few things they told me over the phone that the person I talked to backed off the "expert" throne and suggested that they were better suited for social media beginners. {But they charge like they are for professionals}

Before you hire anyone to kick off your social media campaign do your due diligence or call me.  Many of the services they offer, I or those in my network can offer for free.  Well, it will cost you your escrows......but you will want to give them to me......:-)

Social media is more than just the vehicle ( fb, twitter, youtube) you choose.  It requires a well thought out plan.  What do you want to convey to your audience/fans?  What do you want them to do?

Loan Modification: Why YOU Probably Won’t Get One. IndyMac

Short sale, foreclosure, loan modification.  These seem to be the buzz words when talking about real estate these days.

If you can’t get a loan modification, maybe you can get a short sale BEFORE you become a victim of a FORECLOSURE.

Loan modification is like a Sasquatch or Big Foot. I have heard of them but I have never actually seen one, although I am told that they exist. I mean, I know plenty of people that have had a short sale, and I surely know plenty of people that have had a foreclosure BUT, I can honestly say that I have never met anyone that has had a loan modification.

Under normal circumstances this would be a little weird, but these are not normal circumstances.  You see, I am in the title insurance industry.  I work with REALTORs, lenders and investors all day and yet I don’t personally know anyone, nor have I heard of someone who, knows someone, who knows someone that has had a loan modification.

Weird.

When thinking in terms of “loss” I (being a sensible American) would think that a loan modification would be the best way to go for all parties.  What I mean is, we have a serious problem right now with our housing market.  Foreclosures and short sales continue to force good people from their homes and adds to the slippery slope that is the housing market. Wouldn’t it make sense to offer more modifications to people that want to stay in their homes? Wouldnt this begin to shore up our subdivisions>city’s>states and the country as a whole and start us on a faster recovery?

I would think so.  Wouldnt you?

A client of mine (thanks Brent) forwarded the video below to me yesterday and asked me to take a look.  Now, there are not many things that I see that jump off the page (or screen in this case) that make me want to scream.  But this is certainly one of them.

Do me a favor,  After you view this short video, and after you are done shaking your head in disgust like I did.  Forward it to everyone that you can.

This is absolutely ridiculous.

These are good, hard working people in my subdivision>city>state>country that are being forced out of their homes. As you can see, our system is broken, there is a real problem when there is a  financial incentive for a bank to deny your modification in favor of short sale or foreclosure .  FAIL.

Realtor Designations, An Uncomfortable Conversation

Yesterday I was called by a client who was extremely excited that she got her ABR.  The first question I asked is “Does having that or any designation get you more business-does it increase your bottom line?” Her response…..”Stephen-buyers and sellers want to know that they are working with a Realtor that has invested in their education-so yes it does get me more business.”

But really does it?

I can understand that the education that comes with the designation is valuable but what about the designation itself?

I am not a Realtor so what I see is from the outside looking in, that doesn’t mean that I am right or correct, it’s just my opinion.

Here is where the uncomfortable conversation starts.

I think there is a cottage industry of companies that are lining up to sell Real Estate professionals designations.  But does the designation actually get you more business? Does it increase your bottom line?

We are all consumers in some way or fashion and as a consumer I wonder if a Realtor’s designations or anyone’s designations for that matter translate into more business. Does it make a buyer or seller more likely to call you?  If you took your Toyota in for service, do you really care if the mechanic is TBV certified?  Do you even know what TBV means?  I don’t think the consumer says “Oh look honey, lets pick this REALTOR or that mechanic because he/she is a ABR or TBV. Why? Because they have absolutely no idea what it means. More importantly, they have no idea what it means to them….what is the benefit to them? Remember: What’s In It For Me?

Everything I have read leads me to believe that consumers usually are finding the area they would like to live in on the Internet, then the property, then the Realtor.  When they go to the Internet, they are not looking for a Realtor, they are looking for property.  When it’s time to find a Realtor, they will often pick the first one they come across to make their home ownership goals a reality.

There are tons of designations out there available to REALTOR’s: ABR, GRI, CRS, CDPE, ABRM, ALC, CCIM, CIPS, CIM, CRB, CRE, GAA, GREEN, PMN, RCE, SAA, SRES, SIOR, AHWD, E-PRO, REPA, RSPS,SFR, TRC the other day I even saw a designation for social media!  If I don’t know what most of these designations mean and you probably don’t either….does the consumer?  So I ask again, Is there any value for designations? Does it increase your bottom line?

In my opinion, the only designation that means anything to the consumer is the one that doesn’t even exist.  I.P.P.S. or I Provide Phenomenal Service.  This is a designation that consumers would surely look for, especially since real estate is a SERVICE industry.

I have an idea,…how about a new designation the “I Provide Phenomenal Service”.  The “I.P.P.S.” designation would let everyone know that you are the creme of the crop in what you do. That you have the stamp of approval from other buyers/sellers that have worked with you. That you can be counted on to do as you say. Sounds like basic requirements to be in business today, sadly it’s not.

What should the basic requirements be?  90 hours of classroom instruction? Service school? A proven record of delivering on past commitments?  Letters of recommendation from past clients?  A high score from a secret shopper? Written Test? Bootcamp?

By the way, since I appear to be on a rant I will go one further……When the consumer see’s “Top Producer”, “Multi-million dollar producer” “Presidents Circle”etc.  on someones business card or marketing,…Does It tell them that its more about YOU than THEM?

Does anyone really care that someone was a “Top Producer 2003″, it’s 2010!

About the only one that I see that has some value is the GRI, as it teaches a Realtor how to do a business plan and marketing plan.

Remember, the number 1 complaint in the real estate industry (Realtors, Escrow, Title, Lending) is lack of communication.  In a service occupation like real estate many fail to provide the most basic service….Communication.

Do All People Suck?

I’m a title rep. In my line of work I am asked from time to time for referrals to vendors (painters, roofers, lenders, landscapers, you name it….I’ve been asked)  It doesn’t happen often but when it does, I make sure that I refer someone that will get the job done.  A few weeks ago, a good client of mine asked for a referral to a vendor as he was making some changes in his business for 2010.  I referred him 2 different people that I felt could help him.  I found out yesterday that while they promised the world, (who doesn’t right) they didn’t deliver.  Later in the day as my client and I traded text messages about the referrals, (mine were apologizing for his experience, his were asking if all people suck?”.) It got me thinking…..Do All People Suck? I pride myself on giving a superior level of service; its because of the service that I strive to provide that its especially noticeable when someone else drops the ball….it hurts.  Do all people Suck?

It’s unfortunate but I expect someone to let me down or not follow through until they prove me different.  Isn’t that Sad?  I actually expect someone to FAIL!  To my surprise, my client felt the same way,…… he had also been let down countless times and was just looking for someone that would just follow through as expected.

In the Real Estate industry we see all kinds of designations on business cards….ABR, CRS, GRI, EPRO, CDPE the list goes on and on.  Do any of these designations guarantee a level of service? That you will do as you say? Nope.  Doesn’t it make sense to have a service designation in a service industry like Real Estate?

I have an idea,…how about a new designation I.D.S.- “I Don’t Suck”.  The “I Don’t Suck” designation would let everyone know that you are the creme of the crop in what you do. That you have the stamp of approval from others that have worked with you. That you can be counted on to do as you say. Sounds like basic requirements to be in business, sadly its not.

What should the basic requirements be?  90 hours of classroom instruction? A proven record of delivering on past commitments?  Boot Camp? Letters of recommendation from past clients?  A high score from a secret shopper? Written Test? You must have a relentless approach to your clients needs and care.

So being the marketing guy that I am I thought, I should form a new marketing campaign…..

We are roughly 70 days into the New Year, many have made their New Years resolutions and most have already given up.  Because its customary to make changes every year, maybe now is the time to explore a change in Title Company? Specifically a title rep that believes in the concept of “I Don’t Suck!”

That’s it, I’ve had enough……..I am hereby announcing that “I Don’t Suck!”

This is what this means to you….

I will always under promise and over deliver

I will check in routinely with updates (even if there is nothing to report)

I will promise something in 1 hour, knowing I can deliver within 10 minutes

I will ask for feedback…How can I get better?

I will partner with you to build your business.

I will Guarantee a pleasant experience.

and most importantly, I will Guarantee to Do As I Say.


That’s it. Who wants to stand up and say “I don’t Suck!” with me?
