The importance of listening

Twitter is awesome, we have already talked about that in previous posts. We talked about the way I use Twitter which is sharing links and monitoring. Specifically monitoring. I am a title rep for a national title insurance company based in Phoenix, Arizona. I help my clients-real estate professionals-get found on the internet. Twitter is a great way to “get found”.

Case in point, My wife was in a a car accident 2 weeks ago. Everyone was fine but her Toyota Sequoia was banged up pretty good. We rented a 2010 Buick Enclave from Enterprise Rent A Car in Scottsdale, Arizona. 2 days ago I saw on the national news that the car was recalled because of faulty seat belts in the back seat. I have 2 children! I was surprised I received no call asking us to return the car or at least be aware of the recall so I like a good digital citizen, went to Twitter. Below is what happened, and what happened after that.

This shows the importance of monitoring Twitter for your business. Realtors should be monitoring their keywords, Name, Niche, Brand. It used to be someone unhappy could tell 100 people max about a bad experience, with the internet that could easily be 700,000. I use Hootsuite to monitor keywords as well as Google Alerts. This underscores the importance of monitoring. Enterprise was able to address the situation immediately and has proven that they do care about their customers. I will be going back to Enterprise again. Thanks Enterprise Rent A Car!

Twitter sucks! If you don’t know how to use it that is. As a real estate agent or loan officer Twitter has some real world benefits for your business. The problem is that most sales people, whether in or out of the real estate industry have not been shown how to use it correctly. I am a title rep for a national title insurance company and I’m based in Phoenix, Arizona. I help my clients (real estate professionals) get found on the Internet). That being said, Twitter is not about what you are doing! O.K., now, brutal honesty-If I follow you, I don’t care if you are at a restaurant but don’t be sad-cause you don’t care if I am at my daughters soccer game, that’s not what Twitter is about. Too many sales people look at Twitter as nothing more than a megaphone with which to blast listings or loan products out to the black hole called the internet.

The list goes on and on. Real quick, that is not the way you or anyone for that matter should be using social media or Twitter. Social Media is all about building a relationship, specifically, its all about using online tools like Twitter to develop or accelerate the sales cycle to meet offline, face to face-belly to belly.

Rather than talk and talk and talk like so many others do look below for a How To.

As you can see, there are real benefits to Twitter, you just need to know how to use it. Speaking of using it correctly, stay true to your niche (for lack of a better word). Those that follow me @MyTitleGuy are most likely going to be real estate professionals, they expect marketing ideas, support, funny videos and how to’s. I will throw them for a loop if I start Tweeting about migration patterns of Geese in Canada (as an extreme example) and they will un-follpw me. And rightfully so, Geese are boring! :-) I call it staying true to the unwritten social contract. A real estate example: if I follow a short sale REALTOR, I expect information of benefit (value) for me about short sales-you violate the unwritten social contract when you give me something else, so don’t do it!

“Twitter is dumb”

Of all the things I have heard about Twitter, this may be my favorite.  It’s funny how we automatically ridicule something we don’t understand.

I remember when we switched from Tempo to Flex MLS, it caused an uproar of monumental proportions in the Arizona real estate community.  You really would have thought that the world was ending.

Fast forward a little over a year and you would be hard pressed to find any REALTOR that doesn’t absolutely love Flex and its capabilities.

The same thing will happen to you in regards to Twitter.

Most Realtor’s I speak to think that Twitter is about telling someone what you are doing.  While this is part of it, it is not the most productive way to use Twitter.

I have to be honest, I really don’t care if you are having breakfast with your long lost cousin….and you really don’t care that I am at my daughter’s soccer game.

This is really not what it’s all about.

There are many ways to use Twitter in your Arizona Real Estate Marketing, here are two.

1) to share links.

2) to listen.

Links: Did you know that each tweet you send has its own individual URL? That means that each Tweet you send will be on the Internet for, well….forever.  I send links that drive traffic back to my blog.

Listen: Would you be more interested in Twitter if I told you that (using Twitter) I could identify someone in the last 3 months that talked about buying or selling a home in Arizona?

I’m serious.

If you knew how to use Twitter even 3 days ago, you could have been alerted when these people talked about buying a home in the Phoenix Metro area.

“I’ve been preparing my self to buy a house, and the price I’m looking at is over 1mill, and my thoughts are how can I afford it..”

you will notice that there is an option to “Reply” to the person that sent each message. This is really no different that being in line at the grocery store and overhearing someone discussing buying a home.

Using Twitter in your Real Estate Business

I was reading a question in Toplinked about a week ago regarding Twitter. I believe the actual question was ” “Raise your hand if you don’t really get all the hoopblah about Twitter”. I think I was the 100th person to comment on twitter (The first 90 or so evidently didn’t get Twitter either).  Of course, after I commented I checked the little box to notify me of future comments on the blog.  Over the last week I have been absolutely amazed at the number of comments that say things like this guy “I don’t get it either. I think it may work for some business’ better than others.  I get followers that I have no idea why they would want to follow a local sign shop. I don’t even tweet that much. “

, I don’t blamIt seems that most people that I talk to have this misconception that Twitter is only about letting your “friends” know what you are doing.  ITS NOT! I will be the first to tell you that I know that none of the 300 or so followers I have on Twitter care about what I am doing at this very momente them because I don’t really care what they are doing right now either.

There are 6 huge benefits of Twitter for a business:

1)     Information sharing: Twitter has proven to be a phenomenal way to get information out to the masses.  You probably first noticed Twitter during the elections in Iran. Remember; the Government shut down everything they possibly could to hide the rebellion that was occurring in Iran but they couldn’t stop Twitter!   Studies I have seen indicate that most of the successful Tweeters share links.  And that’s another power of Twitter…..

2)     Links. Links allow you to drive followers to your website, blog, FB page etc… easily.

3)    Search: A third power of Twitter is Search.  If “Green” was the word of the year for 2009, “Search” could be the word for 2010.  There is a silent war going on right now in regards to search.  For as long as I have been using the Internet, Google has always been where I go to “Search”,now there is Twitter Search and FB Search, the Search possibilities go on and on. Google and Bing even index Tweets now for easier “Real Time Search”.

4)    Acquisition and connection: A fourth  power of Twitter is the opportunity to identify  customers and get this…..connect with those customers on a deeper level. Dell gets it, BestBuy gets it, these are 2 companies that actually have a staff of people that do nothing but Tweet about their products and services and build stronger relationships with their customers.  I have not been much of a Best-Buy fan in the past, (they didn’t do anything wrong) but since I have been following them on Twitter, I have a whole new experience with them.  I say “them” because BestBuy doesn’t seem like an “it” anymore, and its because of Twitter.

5) Apps. If “There is an App For That” on the iphone you can bet there will be one for Twitter.  Developers are working overtime to design programs like TweetBeep, FutureTweets, Hootsuite, Seesmic etc…  all for the millions of Tweet-aholics.

6) Service.  If you are one that expects great service, (like I do,) get ready for an increase in great customer service.  I mean disgustingly great service. Not only in restaurants but at large corporations and mom & pop stores too. Programs like Tweetbeep that allow you to monitor keywords will also allow business’ to be able to respond immediately to customer complaints.  Soon you will be able to Tweet about a poor experience and get an immediate response from the headquarters of that particular company (that scares the heck out of that 15 year old hostess at your favorite restaurant and it will show when she tells you 15 times “your table is almost ready”.

Look for companies to include the consumer in the experience in the future as well.  Tweet contests are surely coming where companies large and small will encourage tweeters to tweet about a great experience…..they may even reward us for it with 10% off our next purchase! Hooray!!

Companies like Dell and Best-Buy are making money with Twitter, and its not a little either. I read a fantastic article today about Dell’s success called “Want to Make Money on Twitter? Take a Look at How Dell Does It”

I feel confident enough about Twitter to say that those companies that dont embrace Twitter and all its possibilities will run the risk of being the next Block Buster Video. Because their competitors will embrace it. Netflix took Blockbuster’s lunch money and their is very little they have been able to do about it.  Now Blockbuster is saddled with debt and trying to catch up.  Here is a free tip……Don’t be the next Block Buster.

At this point you may be saying, “well I’m not a company, I’m a Realtor or Loan Officer.”  Well last I looked, you were independent contractors.  Smart Realtors and Loan Officers will look at their occupation as a business and run it as such.  People still do business with those that they like and trust, Twitter can be a fantastic resource to help you reach that end. @MyTitleGuy
